Impact Window Replacement: Coral Ridge Country Club Estates Home
The homeowner had original 1987 single-pane aluminum windows with failed seals and visible frame rot at the sill nosing. We measured every opening for square, plumb, and rough opening depth, then specified PGT WinGuard vinyl single-hung units with laminated glazing and a .30 U-factor. The old frames came out, the rough openings got treated wood blocking where the sill plate had softened, and the new units went in with backer rod and OSI Quad sealant. The photo record shows the frame reading before (3/8″ out of square at the header) and the finished sightline after (1/16″ tolerance, well within PGT’s installation spec). Sliding Glass Door Replacement: Lighthouse Point Waterfront
Salt air had destroyed the bottom rail and rollers on a 12-foot aluminum sliding door facing the Intracoastal. The panel weight had shifted, so the operable side dragged and the fixed panel leaked during easterlies. We specified a CGI Estate Collection four-panel sliding door with 9/16″ laminated impact glass, bronze anodized frame, and stainless steel tandem rollers rated for 350 lbs per panel. The installation required removing the old threshold, sistering the subfloor where moisture had compromised the PT ledger, and setting the new sill pan with slope to the exterior weep system. Written price: $8,750. The measured survey noted the 1/4″ per foot drainage requirement - that spec is in the homeowner’s file and in our photo record.
Energy-Efficient Window Installation: Lighthouse Point Ranch
A 1964 ranch near Sample Road still had original jalousie windows - louvered glass, no weatherstripping, and a SHGC so high the west-facing bedrooms hit 84 degrees by 4 PM in August. We measured frame-to-frame and specified ECO Window Systems double-hung vinyl with low-E 366 glazing, argon fill, and a .27 U-factor / .19 SHGC. The installation included removing the jalousie frames, installing new wood bucks where the old sloped sill didn’t match modern nailing fin geometry, and foaming the gap with low-expansion polyurethane. The homeowner’s FPL bill dropped 23% the following summer. The written quote was $11,400 for 16 openings. The photo record shows the glazing spec sticker on every unit.
Impact Garage Door Installation: Lighthouse Point Canal Home
The existing garage door was a 2002 non-rated steel panel with no wind load documentation. After Hurricane Irma, the homeowner’s insurer required Miami-Dade notice of acceptance for the garage door or they’d drop wind coverage. We specified a Mr-Glass impact-rated garage door system with 24-gauge steel panels, reinforced struts, and a wind load rating to 170 mph - the opening faces east across the canal, so the exposure category is the worst-case scenario. The installation included a new 14-gauge steel track system, torsion spring recalculation for the heavier door weight, and a LiftMaster 8500W side-mount opener rated for the increased cycle load. Written price: $4,850. The NOA certificate and photo record went to the insurer directly.
Custom Geometric Window: Lighthouse Point Modern
A new construction contemporary on NE 27th Street had a 14-foot gable wall with no window specified - the architect’s drawings showed a trapezoid, but no manufacturer had confirmed the sightline or the structural load path. We field-measured the rough opening to 1/16″, calculated the dead load of 9/16″ laminated impact glass at that span, and worked with ViewLux to produce a custom trapezoid with a thermally broken aluminum frame and clear anodized finish. The installation required a steel tube header above and a saddle sill below, both flashed with peel-and-stick membrane before the unit was set. Written price: $6,200 for the single opening. The photo record includes the template approval, the lifting rig, and the finished sightline from the interior.
Entry Door Replacement: Lighthouse Point Traditional
A solid wood entry door on NE 24th Street had bottom rail rot, jamb strike misalignment from frame settlement, and a sidelite with cracked glazing. The homeowner wanted the look of painted wood without the maintenance. We specified a Therma-Tru Classic-Craft fiberglass slab with a smooth skin, factory-primed for custom color, paired with impact-rated sidelites and a composite jamb system. The existing R.O. was 1/2″ out of plumb - we documented it in the measured survey, then shimmed the composite jamb to true before fastening with structural screws and foaming the gap. The multi-point lockset and oil-rubbed bronze hardware went in last. Written price: $3,400. The photo record shows the plumb bob reading on the jamb and the hardware template before mortising.
